Part-Time On-Site HOA Community Association Manager (CAM)

Location: Ormond Beach, FL (On-Site)
Job Type: Part-Time, Contract
Schedule: 15-20 hours per week (Flexible distribution across 2–3 weekdays; occasional evening attendance for Board meetings)
Compensation: $28 per hour (Based on experience)

Position Overview:
Our 80-unit residential condominium association in Ormond Beach is seeking an organized, highly professional, and self-motivated Licensed Community Association Manager (CAM) for a contract, part-time position. This position combines on-site property management with administrative support and works closely with the Association’s Superintendent and Board of Directors.

 

Key Responsibilities:

 

Field & Property Operations:

• Property Inspections: Perform weekly on-site property walkthroughs to identify and log rule violations and common-area maintenance needs.
• Vendor Management: Solicit bids, oversee local contractors (landscaping, pool, common area maintenance), and verify completion of work before recommending invoice payment, working closely with the Superintendent regarding on-site matters.
• Architectural Review (ARC): Process homeowner architectural modification requests, track approvals, and perform follow-up inspections to ensure compliance with community standards.
• Statutory Compliance: Administer the Association’s governing documents and applicable Association policies.

 

Administrative & Board Support:

• Records Management: Maintain all official association files, physical paperwork, and digital databases securely in accordance with applicable Florida requirements.
• Accounting: maintain records of all income and expenses relating to the Association, including, but not limited to: Assessments, Rent, Management Fees, and Legal Fees, and shall submit to the Association, on a Monthly basis, a statement of receipts, expenses, disbursements, financial charges, reserves and bank reconciliations for the preceding including a of the balance in the operating account for the Association.
• Meeting Coordination: Prepare, post, and distribute physical and electronic notices for Board and annual membership meetings. Compile comprehensive manager reports and draft meeting minutes.
• Community Communication: Draft and distribute community newsletters, rule updates, and official correspondence to homeowners via email, mail, or portal updates.
• Financial Intake Support: Act as the local point of contact for accounts receivable tracking, monitor delinquency reports, coordinate collection letters, and process homeowner estoppel requests.

 

Requirements & Qualifications:

• License: Must possess an active, unblemished Florida Community Association Manager (CAM) License (Required).
• Experience: Minimum 2–3 years of property management experience, with a proven track record handling both field operations and office administration.
